Why Cleaning And Sealing?
Having your deck cleaned and sealed is a good decision and will most certainly add to its life, appearance, and the value of your home.
Continuing the upkeep is recommended by the wood preserver industry that manufactures the wood, the manufacturers of sealers and stains, and also the EPA for coating of pressure treated wood. It's best for the wood's protection, long life, and restores the wood to a like new appearance.
Periodically cleaning and sealing your deck is far more economical than replacement cost for a failed deck - this happens all too often.
How Long Will The Sealer Last?
Typically 2-3 years, depending on exposure to the elements (sun, rain, snow, mold, mildew, the direction the deck is facing). Northern exposure is going to invite mold and mildew, as it is damp with reduced sun exposure, and that's where mold and mildew thrive. Southern exposure means more direct UV sun damage. Those structures will show greying, and are more vulnerable to the wood drying out.
